Nashville-based real estate company Elmington Capital Group is eyeing a development near Hillsboro Village.
According to a document submitted to the Metro Board of Zoning Appeals, the company wants to modify its property at 2409 21st Ave. S. That site offers a two-story modernist office building currently home to six tenants, including rental residential service provider Apartment Locators. The document notes “new construction for veterinarian office” and a request for a variance that would allow for an increase related to the existing building’s footprint from 2,500 square feet to 7,000 square feet.
ECG officials could not be reached for comment, and it is unclear if the company seeks to expand the current building or, instead, demolish it and redevelop the 0.75-acrea site with a replacement structure. The property also includes a surface parking lot.
The document notes Nashville-based Southeast Venture is handling land-planning and design duties. A Thursday, Nov. 5, BZA meeting has been scheduled.
ECG acquired the property in October 2016 for $3.1 million, according to Metro records. The seller at the time was the estate of the late Ted Welch, a real estate investor and major player within Republican Party circles.
The property sits within Metro Councilmember Tom Cash’s District 18 about eight blocks south of the heart of Hillsboro Village.
Elmington Capital Group has experience undertaking work in the general Hillsboro Village area. Specifically, the company recently finished Belcourt Village, a mixed-use building located across Belcourt Avenue from Belcourt Village.
